How does it all work then!

 

Once you have contacted us, we arrange a viewing at a time to suit you. We work evenings and weekends as we know many of you can't get away during the day.

 

If you like your room and us (!) and we think you will be a good fit for the housewe take you through the small print. 

 

We normally ask for £100 as your Holding Deposit and this will then go towards your first month's rent. So NO FEES! Once we have this, we take the room off the market whilst the referencing takes place. The referencing comprises previous landlords, your employer and a financial credit check. Once this has gone through satisfactorily, we are up and running! It usually takes 2-3 days, depending on how quickly your referees respond.

 

During the process we will have sent you all the legal documents read and agree. The main one is called your Assured Shorthold Tenancy (AST), together with the details of the Government backed deposit scheme we use called the Deposit Protection Scheme ('DPS). If you google this you will see we pass your deposit over to them for safe keeping. We also detail how much you have to pay and when you have to pay it.

 

We have a standard 6 month let and after that you can give one month's notice and there's two months required from us, but we hope you want to stay longer, nearly everyone does!
